The detail changes with the property, but the order does not. This is what to expect.

We visit, measure and open up where we can, because what sits behind a wall decides more of the scope than any finish does.

Plan the job
You get a written scope with each item priced separately, the order the trades will follow, and a note of anything that needs approval first.

Complete the work
Services are installed and tested while they are still visible, finishes follow in sequence, and a joint walk-through closes the job.

Working in Dubai
Why a survey comes before a price
Properties here come with their own constraints. A villa sits inside a community with its own access rules and working hours; an apartment is governed by building management, lift bookings and the times when noisy work is allowed; a shop or office has the landlord’s fit-out guidelines layered on top of whatever else applies.
The climate shapes the work too. Waterproofing and drainage have to cope with the way rain arrives here, cooling demand is high for most of the year, and materials that behave well in a showroom can behave differently once they are in the sun or in humidity.
That is why the survey matters more than the first telephone number. Two properties of the same size, in the same community, can need very different work once the wet areas, the pipework and the cooling routes have been looked at properly.

Questions
What owners ask us most
These are the answers we give most often on the phone, before anyone has seen the property.
Do you take on a single repair, or only complete projects?
Both. The plumbers, electricians, painters and masons who work on our renovations also handle individual jobs, and we will say plainly when a repair is the sensible answer rather than a larger rebuild.
Can you work while the property is occupied?
Usually, yes. Phasing the work, separating dust and keeping at least one bathroom and the kitchen usable makes it workable for most owners. A complete rebuild is generally quicker and cleaner with the property empty.
Does anything need approving before work starts?
It depends on the property. Many communities ask for a no-objection certificate where structure, wet areas, façades or building services are affected, and apartment buildings add their own rules on lift bookings and working hours. We identify what applies when we survey.
How is a quotation put together?
From the survey rather than over the phone. You receive a written scope with each item priced separately, so you can see what a change costs before you commit to it.
What happens once the work is finished?
We walk the property with you, write down anything that still needs attention, close that list out and hand over. The same trades stay available for maintenance afterwards.
